A realistic starting point for your search:

  • Room — shared accommodation: €1,200–€1,500
  • Studio — private, compact home: €1,800–€2,100
  • 1 bedroom — independent apartment: €2,300+
  • 2 bedrooms — suitable for sharing: €2,500+
  • 3 bedrooms — limited availability: €2,700+

Utilities are excluded from the monthly rent unless the listing says *inclusief*.

Availability and timing

The strongest selection appears close to move-in. Most listings surface in the four weeks before the date you want to move.

  • Move-in — keys and rent start

Homes are usually available immediately, within a few days, or from the first of the coming month. Securing a property much earlier normally means paying rent before you arrive.

A realistic search requires flexibility

To succeed in Amsterdam you have to stay flexible on the contract start date and accept current market prices. Treat location as a bonus: properties appear unpredictably and often stay available for less than 48 hours. With supply this tight there is neither enough time nor enough choice to search area by area.

The approach that works is simple — take the right suitable property when it appears. Timing and a little luck are part of this market; a complete file and a same-day decision are the parts you control.
